Lesce, stavbno zemljišče za investicijsko gradnjo na eni najbolj frekventnih lokacij Zgornje Gorenjske.
Zemljišče se nahaja ob glavni vpadnici na Bled, tik ob glavnem krožišču pri izvozu iz avtoceste A2 (Jesenice - Ljubljana), od avtoceste je oddaljeno le 400 metrov.
Lokacija je izredno frekventna, pozicija zemljišča pa je dobro vidna iz vseh smeri vožnje (AC, Vrba, Radovljica, Lesce/Bled). Poleg odlične lege pa zemljišča nudi izredno lepe, odprte poglede na obe gorski skupini na Gorenjskem, tako proti Karavankam z osrednjim Stolom kot na Julijske Alpe s Triglavom v ozadju, iz zemljišča pa je viden celo Blejski grad.
Zemljišče meri 14.000 m2 in je v celoti opredeljeno kot stavbno zemljišče s podrobno namensko rabo MO – osredje površine. Po občinskem prostorskem načrtu Občine Radovljica (OPN Radovljica) je za območje, ki ga predstavlja to zemljišče predvidena izdelava Občinskega podrobnega prostorskega načrta (OPPN).
Zemljišče spada v območje prostorske enote LE 80, ki predstavlja lokacijo za razvoj poslovnih in trgovskih dejavnosti in se ga načeloma namenja trgovskim, gostinskim, poslovnim, kulturnim, razvedrilnim in rekreacijskim dejavnostim, bivanje v tem območju ni dovoljeno.
Predmetno območje se v postopku priprave OPPN lahko spremeni in prilagodi podrobnim programskim zahtevam ter razmeram na terenu, torej, na tem zemljišču se lahko skozi postopek priprave OPPN umesti investicijski program, ki ga je predhodno potrebno uskladiti z usmeritvami Občine Radovljica.
Dopustni faktor izrabe območja mora biti od 0,8 do 1.
Ob prometnicah je potrebno zagotoviti ureditev zelenega pasu z drevoredi, območje se s peš in kolesarskimi stezami povezuje s sosednjimi območji, obstoječo drevesno vegetacijo je potrebno ohranjati v čim večji meri.
Prometno se mora prostorska enota predmetne parcele navezati na državno cesto Lesce - Črnivec, predmetno zemljišče je potrebno ustrezno komunalno opremiti ter priključiti na zgrajeno javno infrastrukturo.
Splošna določila zemljišč z namensko rabo MO:
- maksimalni faktor izrabe 0,9
- maksimalni faktor zazidanosti 0,4
- minimalni delež odprtih bivalnih površin 30%
Lega tega zemljišča ima vse potrebne lastnosti za umestitev kakovostnega investicijskega programa, ki bi znal izkoristiti takšen potencial, ki ga to zemljišče ponuja. Neposredno mimo parcele poteka celotni cestni promet na Bled in v Bohinj, v Lesce ter Radovljico, v Žirovnico in naprej na Jesenice in kar je še posebej pomembno za bodoče investitorje - avtocesta je oddaljena le slabih 400 m, izvoz iz avtoceste pa pelje prav mimo predmetnega zemljišče, nemogoče se mu je »izogniti«.
Pogoji lastnika za sklenitev posla:
1. Kupec plača DDV (22%) pri prodaji predmetnega zemljišča, DDV ni vključen v objavljeno ceno.
2. Prodajalec pogojuje prodajo s tem, da mu kupec povrne del stroškov, ki nastanejo pri prodaji nepremičnine.

Lesce, building land for investment construction in one of the busiest locations in Upper Gorenjska.
The land is located on the main entrance road to Bled, next to the main roundabout at the exit from the A2 motorway (Jesenice - Ljubljana), only 400 metres from the motorway.
The location is extremely busy, and the position of the land is highly visible from all driving directions (AC, Vrba, Radovljica, Lesce/Bled). In addition to the excellent location, the land offers extremely beautiful, open views of both mountain ranges in Gorenjska, both towards the Karavanke with the central Stolo and the Julian Alps with Triglav in the background, and even the Bled Castle is visible from the land.
The land measures 14,000 m2 and is entirely classified as building land with the detailed zoning MO - central areas. According to the Municipal Spatial Plan of the Municipality of Radovljica (OPN Radovljica), a Municipal Detailed Spatial Plan (OPPN) is foreseen for the area of this land.
The land belongs to the LE 80 spatial unit area, which represents a location for the development of business and commercial activities and is in principle intended for commercial, catering, business, cultural, entertainment and recreational activities, and residential use is not permitted in this area.
The area in question can be changed and adapted to the detailed programme requirements and the conditions on the ground in the process of preparation of the OPPN, i.e., an investment programme can be placed on this land in the process of preparation of the OPPN, which must first be coordinated with the guidelines of the Municipality of Radovljica.
The permissible utilisation factor of the site must be between 0,8 and 1.
A green belt with avenues must be provided along traffic routes, the area must be connected to neighbouring areas by pedestrian and cycle paths, and the existing tree vegetation must be preserved as much as possible.
The zoning unit of the subject plot must be connected to the national road Lesce - Črnivec, the subject plot must be adequately equipped with utilities and connected to the built public infrastructure.
General provisions of the land with the designated use MO:
- maximum utilisation factor of 0,9
- maximum built-up area factor of 0,4
- minimum proportion of open living space of 30%
The location of this land has all the necessary characteristics to accommodate a quality investment programme that would be able to exploit the potential that this land offers. Directly past the site passes all road traffic to Bled and Bohinj, Lesce and Radovljica, to Žirovnica and further on to Jesenice, and what is particularly important for future investors - the motorway is only less than 400 m away, and the exit from the motorway leads right past the site, it is impossible to "avoid" it.
Owner's conditions for entering into the transaction:
1. The buyer shall pay VAT (22%) on the sale of the subject land, VAT is not included in the published price.
2. the seller makes the sale conditional upon the buyer reimbursing the seller for part of the costs incurred in selling the property.
